Project Description:

I have a static website that needs to be replaced with a Joomla site with additional features. I'll supply the site header graphics (you can copy the header from the current site)

I need a Joomla website with the following features/modules:
Forum module (moderated)
Real estate module (for sale, for rent, members are allowed to post new ads, moderator approves)
E-commerce module (with its own admin account)
Photo album (with admin account, members are also allowed to post photos)
Google ads embedded on every page including modules. With management console.
Banner ads embedded on every page including modules. With management console.
News/articles
Newsletter Signup
Search Engine Friendly on every page/module
Contact form
WYSIWYG editor everywhere
Visitor tracking (google analytic or something similar)

You are flexible with site layout. You will provide suggestions and examples.
100% open-source, public domain code, no encrypted modules.
All changes to the Joomla source code has to be commented.
End of project handover and 15 day support on how to run/edit the site included.
You should show me 3 references for your previous work with similar modules.

Palpal website payments standard integration: I do not need a fully automatic payment system. I prefer to initiate the payment manually from the admin interface by entering the member_id and amount to be payed. Then member receives and email with the link to paypal payment page, and makes the payment from there. Admin receives an email when payment made.

- Every member can place one property listing, but some members can have multiple real estate listings. Member data will have a flag to indicate that this member can place multiple real estate listings. The admin will manage that flag manually from the member database.)
- Featured property listings on main page as slide show (Admin will mark some listings as featured listings)
- Real estate listings for sale and for rent.
- Real estate photos will auto-resize for consistency during upload.
- Property listing contact form is used for sending email to listing owner. Only registered members can fill contact forms.
- Business directory (rich media listing page with photos and HTML)
- Forum messages on main page (last 10 messages, most active 5 topics last 30 days, most active 5 topics last 180 days)
- Real estate module to have googlemaps feature.
- Fast photo album which can handle about 50 photos in each gallery (caching thumbnails).
- E-commerce has no payment facility. On checkout it will send an email with the contents of shopping cart.
- All emails will be sent by SMTP.
