Project Description:
We are looking to have multiple templates for websites for property management companies designed.
The actual design and content will be in the same vein as the following websites:

There are various logins (Tenant, Owner, Prospect...) on these sites. For now, all parts of the site that requires database integration or forms submitted will point to an external site, other than "Apply Online".
When they apply online, the following steps would be performed:
1. Prospect fills out an online application form with all their pertinent info
2. Prospect pays a security deposit fee by credit card that is only processed after our approval and a non-refundable application fee that is processed immediately regardless of whether prospect becomes a tenant
a. credit card information, as well as all of the tenant information, will be passed to a separate website via JSON, and if the credit card is approved, continue the process
3. A separate administration panel that will pull data from a JSON API to manage the applicants, with a few functions that can be performed:
a. perform credit check: will send JSON command to separate website and then reload the applicant so credit check information will be populated on the screen. If when pulling data credit check data was available, hide credit check link.
b. Approve and process credit card: will send JSON command to a separate website and then reload the applicant to show that they have been approved (or show message that tenant was not approved). Hide both credit check link and approve link upon approval.
4. A place to show current vacancies -- this data can either be pulled from the local database or real-time from a JSON script. either way, the full HTML body (pictures, table, all formatting) will be in the pulled data.
We require around 3-10 different templates, but all should use the same backend, just point to a different template directory. Please price for three templates, and also specify how much each additional template will cost. They can have the same initial layout and menu options. It is preferable to have the menus on the screen customizable, and all text on the screen should be editable through a CMS.
Preferably the CMS will be in PHP -- either CakePHP, Drupal, or Joomla, though not required.
