Excellent work by a talented architect and stamped by a Texas Engineer. Listened to my suggestions and delivered what I needed to start my project. I appreciate his concern in all city requirements and design. Will use again. Thank you.

New construction on 7.5 acres. It is to be designed for couple with main floor living, but able to be refitted as family home. Topos of the site are uploaded. An existing 600 sf cabin has been constructed on the upper ‘pole’ of the property. Grading has been completed to the ridge and site for primary construction. As you will notice from the below, I am a fan of passive ideas and intend to incorporate them as much as possible. I have uploaded a rough layout of the desired plan to incorporate the following ideas:1)Enclosed central living such that complete living can take place in high heat/cold months insulated by surrounding space.2)Wood stove not fireplace in main living area.3)Open south facing living area with south sunroom with tile floors. Overhang sufficient to block summer sun. Living area ceiling height to second floor with additional second floor window (south facing) for light and also with overhang to prevent summer sun ingress. 4)North second floor enclosed, allowing though for air flow through in summer months.5)South west corner, approximately 12x12 screen porch. Off conditioned HVAC space6)South east corner, approximately 12x12 sunroom. Off conditioned HVAC space7)West room, guest room, library, sufficient to be retrofitted as master.8)North east wing, primary master area/suite.9)Master bedroom, master bath, storage, laundry, workout room/music room in North east wing. Sufficient to be retrofitted for 2 bedrooms future date10)Must have wall space to accommodate an excess of 24 linear feet of 8’ bookshelves, 15’ of 48” bookshelves, 12’ of 5’ bookshelves11)Closed stairway to basement, sufficient for air flow control12)Open stairway to second floor.13)Second floor spaces: North room overlooking living area; east room overlooking woods14)Allowance for addition of trombe wall north first to second floor though it may not be allowed in initial construction due to code15)Outside areas: North – courtyard open with north porch; West – screened or open (undecided) but with windows shaded from all direct sunlight; South – minimal to allow light into basement; East – decking? Undecided.16)Garage will be constructed north west corner – unattached.17)Grading has been complete and driveway will run on west side of house18)Basement will be open daylight for approximately 900 sf to the southeast corner. Crawlspace elsewhere.19)Geothermal is being considered for HVAC. In any case, home is to be zoned: main area, northeast wing, 2nd floor, basement.20)Well and septic on site21)34.47° N, 84.43° W are approximate lat/longAreas to address:1)Layout is in excess of 2400 sf, need to reduce this area.2)Construction costs are a concern and any efficiencies for this are welcomed.3)Exterior is to be cost effective/reasonable maintenance4)Layout is awkward on east side of house, suggestions welcome. 5)Desire outside cooking area6)In my pictures, shed roofs abound (easier to construct) and it may be that these are more effective in sunlight control, but gables may be possible7)A west entrance for airflow into main areas was looked at, but I could not incorporate it.8) I am not a fan of contemporary architecture. This is a rural/mountain residence.9)This project will be executed in 18 to 22 months.I am looking for an architect who is able to incorporate the above ideas/concepts in an effective and cost efficient manner; more is not necessarily better. Improving my work to incorporate such efficiencies should be the goal. I am interested in quality not in display. My ideas incorporate such ideas as multiple use areas and comfort. I have used the work of Susanka and Vassalo for many of my ideas.I am listing as small project to start until I see how this venue produces.

This is an architectural / interior design project. We have General Arrangement drawings for several 2 bed modular steel-framed apartments. We need an experienced architect / interior designer who is capable of developing detailed design and full documentation of the project - details of all junctions and materials - living room, bathroom, joinery etc. This project will be ongoing and will be offered as a series of packages. You must be able to show good examples of previous working drawings of similar residential projects and an understanding of modular buildings.Drawings will be at various scales and levels of detail from 1: 50 to 1:2. You will need an ability to resolve detail design problems, while being aware of cost implications and ease of construction.Drawings should be in CAD, ideally Autocad. The first project is an immediate start and new projects will be monthly thereafter. There will be a fixed budget + additional work on an hourly rate. Please supply samples of previous documentation projects - only experienced architects / illustrators should apply.Thank you.John.

Some architectural experience will be necessary to achieve the objective, although the designs are potentially to impress“ visually “ BUT also pass building regulations therefore must be realistically possible to achieve The project is exterior visualization to Front & Side Elevations, to provide a very modern up to date nice looking shop unit and suitable for any retail or coffee shop/restaurant use.

I have a residential detached house (2 1/2 storey) that requires a complete renovation both interior and exterior but I"m just looking at exterior design at the moment. Should the designer is good, I may go with him/her for further interior design. Design should be practical for constructionand Modern / Zen theme is preferred. 3D / detail drawings are needed to show clearly how the changes can be done to replace the old look. Emphasis is on front elevation (Carporch, front walls / gates, etc.) Lightings, water feature & landscape can be introduced to enhance the overall feel. Main structural members have to be retained as well as roofing, so design will have to incorporate stuffs that cannot be altered. Plans and elevation drawings will be given upon confirmation and refer to attached for a rough view of the house. I believe I"m easy to work with as I"m a builder myself and I know the availability of building materials available in my country. Creativity is the key here as this will be one of ourshowcase project. Design budget is not limited by this web site"s range and is very much dependent on the designer"s creativity and proficiency.

I am looking for someone to help with some renderings for a new hotel concept I am working on as a personal project at the very early stages. I will need 4-5 renderings (each about a 8.5" x 11" page) - 2 hotel rooms, 1 bath, 1-2 public space scenes. I have photographs of actual scenes I want copied/created and photographs of actual furniture and fixtures I want substituted. I am still considering whether to use drawing/illustration style or a more realistic computer generated style.

We are distributors of hospitality furniture to Restaurants, Bars, Hotels and Function Centres. We"re looking at creating a dozen high quality rendered hospitality scenes featuring our furniture. To do this, we would need to model or 3d model about 30 chairs and 10 different tables that we have and then create a scene to set them in.
