    I live in Canada and I have a store and real estate located in the Caribbean. I just opened a gift shop on an Island catering to the daily cruise ship arrivals. We are heading into our busy season until April when it slows down for summer.I also have 6 Houses , 5 of which that I have recently rent out locally long term and currently collect $900/month from each. I have hired a personal Friend Esther to run the store and manage the houses, collect the rent, make bank deposits and keep me up to date with reports which I haven"t been getting.I suspect the worse and am back down here to get clear about what the true situation really is and am very close to firing Esther and have a back up plan in place.She finally gave me a Quicken report that lumped everything together houses and store which she has been mixing.There only has been 2 X $900 rent payments deposited in my local bank after me insisting that both the houses and store accounting be kept separate.She is running her own system where she takes and pays everything in cash as she goes. On the attached report indicates Scotiabank, nothing actually physically went in there which means she kept it.Lashena and Kathia are the employees at the store.Because I don"t have a local business account, Esther opened one up an account to receive the credit card income which I not only don"t have access to but don"t even know how much is in there.She said there was just over 4,000 by end of Nov so I asked her to pay her month;y wage of $4,000 with those funds.On her report I"m not sure what "undeposited" funds are unless the credit card account wasn"t officially opened at that time.She is also responsible for paying for the water and expenses in the house she lives in.I want to know what"s what and what is the best way to move forward.I have somebody that can do Esther"s job for 30,000 per year....

    I need a report written to assist me making an investment decision, specifically - purchasing an apartment. Details of the apartment are as follows: Unit 503, 390 Little Collins StreetMelbourne 3000Victoria Australia There is no real estate website link to the apartment as it is not for sale via the internet. I estimate the price to be between $600,000 - $700,000 AUD and have attached previous sales for apartments in the same building. Apartment 303 is the most relevant to this as it has the same layout and was recently sold. I am proposing to buy the house through some sort of Trust. The trust will issue units (e.g. 100) and each "investor" will buy units. The unit holders and there investment %"s are as follows: Danny O"Donoghue (dad) - 40% or 40 unitsHelen O"Donoghue (mum) - 40% or 40 units Daniel O"Donoghue (me) - 20% or 40 units Anna Jordan (girlfriend) - 20% or 40 units. The trust would have a formal constitution that would dictate if someone wanted to sell their units that the other unit holders had firs preference, similarly, any decisions to be voted on would be decided by the proportional share of units. All income and expenses relating to the property will be shared proportionally based on units held. The proposal should include consideration of the above, including a recommendation (or options) on how to structure the Trust to maximize return on investment considering a range of inputs - including Australian taxation legislation. The proposal / report must also include the following key items: + scenario analysis / a financial model including the following: - the amount payable each (as per the above proportions) upon purchase at a range of prices ($600k, $620, $630,$640,$650,$660,$670,$680,$690,$700k). - loan repayments (assuming a 10% deposit and 90% loan) (Monthly and annually) payable by each member of the trust at $650k (able to be adjusted within the model. - the rent receivable - currently $2400 per month. Model scenarios where the rent increases to $3000 and $3500 per month. - Include in the model the gap / difference between the rent received and interest paid - I.e. if the apartment was rented out, how much would each owner have to pay (per month and per year) + Comparison of other similar apartments for sale (3 bedroom, 2 bathroom, Melbourne CBD and surrounding suburbs, between $500-$750k) using or + Review of what the rental market is for similar properties and what sort of rental returns you could get for the property. + A review of the best mortgage / home loan rate in Australia (feed back into model) And any other considerations you consider relevant in making a significant property purchase investment decision.
