The project centers on transforming my small plot into a modern, concrete-clad villa that maximizes every square meter. All local regulations related to boundary set-backs, built-up-area ratios, and coverage limits will be supplied in the attachment, and all proposed concepts must demonstrate clear compliance with these requirements. Key Spatial Intent The primary spatial priority is a generous open-plan living area that feels spacious despite the limited footprint. Daylight penetration, fluid movement between kitchen, dining, and lounge, and a strong indoor–outdoor visual connection are more important at this stage than maximizing bedroom count. Bedrooms can be relocated or expanded to the upper floor. Functional Requirements Two-car garage integrated into the overall massing and circulation strategy Swimming pool with dimensions of 2.5 × 10 metres, positioned to enhance the indoor–outdoor relationship and visual depth of the living spaces Outdoor areas should feel intentional and usable, not residual Design Exploration I would like multiple alternative schemes to compare: Building massing Internal circulation Relationship between indoor spaces, outdoor areas, and the pool Garage integration and access Deliverables 3–4 concept sketches or schematic floor plans PDF format Editable format (CAD / Revit / SketchUp) Written notes explaining: Compliance with the supplied setback and coverage regulations Key planning and circulation ideas for each option Note: 3D modelling or rendered views are not required at this stage. Process Two rounds of refinements are included to ensure the preferred concept is resolved and robust before progressing to detailed design.
