Architecural design for renovation of unit / villa in Melbourne

Contest Brief

Would like someone to review existing 1978 floor plan of a unit and propose a modern renovation.

The design is to incorporate an ensuite to Bedroom 1. A new bathroom, a new euro laundry, a third bedroom, and an open plan living, dining kitchen area flowing to an outdoor alfresco / deck landscape area.

The current floorplan is loaded.

The living room measurement is 4.1m x 5.4m to the the outside main window (the 7.1m measurement is to the wall next to the front door.).

We'd possibly place the third bedroom in the front of the unit where the living room is, it must be a minimum of 2.8m x 2.8m.

Please consider that the walls between the kitchen living laundry and storage can/will be deleted.

Consider that the bathroom could move opposite where it is now, and incorporate a euro laundry.
The existing WC, to be converted into a narrow ensuite for bed 1.
bed 2 remains where it is.
Freeflowing doors to the outdoor area and we'd like an alfresco / outdoor room / deck to be incorporated into the design. The courtyard wraps around the current building, so we'd love to see doors in Bed 1 & 2 that open to their own priate landscape area.

New Kitchen = consider how a dining table can be incorporated into the kitchen design, and allow for a living area.

The idea is to develop a solid concept plan that we can then turn into working drawings for a build.

      Exterrnal walls are brick skin over timber frame. Internal walls are standard thickness of 110mm with plaster.

    Can you provide some quick clarification? Is area "C" off the existing Laundry Room a closet ... which can be "deleted" ... or is it a mechanical space (hot water heater, HVAC, etc.) that cannot be "deleted"?
