I am looking for architects/designers to create a well-planned residential house layout for the plot shown in the attached PDF. The approximate plot dimensions are 39 ft front, 37 ft rear, 33 ft left and 35 ft right, with an approximate area of 1,337 sq. ft. Setback requirement: Maintain a fixed 3-ft setback/open space on ALL FOUR SIDES of the plot. The building footprint must remain inside this setback. The proposed house will have Ground Floor + First Floor + Second Floor + Third Floor/Rooftop. The required spaces are: Ground Floor: Maximum practical car parking, servant room with toilet, staircase and residential lift provision up to rooftop. First Floor: 1 BHK comprising one bedroom, living/dining, kitchen, common bathroom/toilet and a dedicated pooja/mandir space. Second Floor: Only 2 bedrooms, both with attached bathrooms and practical wardrobe/dressing areas. Moreover the First and Second floors should be connected using a double height volume Third Floor/Rooftop: Primarily open terrace with washing/utility area, water tanks, solar provision and a covered utility portion if required/permitted. The design should prioritize Vastu, excellent natural light and cross ventilation, privacy, practical circulation, spacious balconies/open areas wherever possible, vertically aligned plumbing/service shafts, and comfortable staircase and lift access. These requirements are also detailed in the attached brief. The Floor to Ceiling height should be 11ft for all floors What I expect from contest entries This is primarily a planning/layout competition, not just an elevation-design contest. Entries should clearly show the proposed floor plans with dimensions and furniture placement so that the practicality of the design can be evaluated. The submission should include all floor plans, plot boundary and 3-ft setbacks, correct North-East orientation/compass, staircase and lift locations, parking arrangement showing actual cars, room dimensions, doors/windows/openings, balconies/terraces. Designers are encouraged to optimize room sizes and circulation rather than simply fitting rooms into the plot. The winning entry will be selected primarily on planning quality, Vastu, ventilation, usability, parking efficiency and overall architectural quality, rather than presentation graphics alone.

Hi I have one clarification about parking. Would you prefer maximum parking even if one car is tandem or should every car have independent entry and exit. I can adjust the final layout accordingly. Entry #24 and #25
