Contest Brief

**Project Overview:**

I own a hotel and am planning a renovation of a **2,500 sq ft lobby**. I need **accurate, buildable 3D renderings** based on the **existing floor plan and real photos**.

This is a **real renovation project**, and the renderings will be used for **brand approval (Best Western / Executive Residency)**. The design must reflect **actual conditions, correct layout, and realistic construction feasibility**.

Property is located in a **mid-sized U.S. airport market**, competing with newer Hampton and Fairfield properties.

**CRITICAL LAYOUT REQUIREMENTS (MUST FOLLOW):**

* There is **ONE main entrance (front vestibule)**
* When entering:

* You walk straight and see a **divider wall directly ahead**
* If you turn RIGHT → **front desk / registration**
* If you turn LEFT → **seating / TV area**

The layout MUST match the provided plan and photos.

**Do NOT:**

* Add extra entrances
* Move or recenter the front desk
* Change the overall layout or flow
* Create a symmetrical layout that does not match the real space

Create a lobby that feels:

* Modern
* Warm and inviting
* Clean and uncluttered
* Competitive with newer hotel builds

**Competitive Positioning:**

* Competes with Hampton Inn and Fairfield Inn (newer builds)
* Should feel:

* As clean and modern as Hampton
* Warmer and more inviting than Fairfield
* Updated and competitive for an airport hotel market

**EXISTING CONDITIONS (MUST BE RESPECTED):**

* Tile flooring will REMAIN (do not replace)
* Flooring tile will remain, but designers are free to change, add, or remove area rugs and carpet as needed.
* Front desk must remain in the **same general location (right side after entry)**
* Divider wall must remain (should be enhanced, not removed)
* Rear entrance / rear vestibule MUST remain

**DESIGN DIRECTION (GUIDELINES, NOT RESTRICTIONS):**

The lobby should feel **cohesive with guest room and exterior renovations**, but does NOT need to exactly match them.

* Overall palette should be:

* warm neutrals
* soft, natural tones
* subtle green or taupe undertones are acceptable

* The design should feel:

* modern and timeless
* warm and inviting
* not overly bold or trendy

* Exterior includes darker accent elements; these can be reflected subtly through:

* metal accents
* lighting fixtures
* furniture details

Dark tones should be used **sparingly for contrast**, not as a dominant color.

**KEY DESIGN FOCUS AREAS:**

**1. Divider Wall (Primary Feature)**

* First visual element when entering
* Should become a strong focal point
* Suggested approaches: wood slats, texture, lighting

**2. Front Desk (Secondary Feature)**

* Must remain in the same general location
* Designers are encouraged to:

* redesign the desk form and materials
* simplify and modernize the current structure
* improve lighting and guest interaction

**3. Entry Experience**

* Clean, open path from entrance
* No clutter or visual obstruction
* Strong visual direction into the lobby

**4. Seating Area (Left Side)**

* Comfortable and intentional
* Supports guest relaxation and social use

**ADDITIONAL AREAS (INCLUDE BUT DO NOT RELOCATE):**

The lobby includes additional functional zones that must remain in place:

* Bar / Social Area
* Breakfast / Serving Area
* Market / Grab & Go Area
* Rear Entrance / Rear Vestibule

These areas should:

* Remain in their current locations
* Not be structurally changed or relocated
* Be visually updated to feel cohesive with the overall design

**Design Intent for These Zones:**

* **Bar Area:** inviting and social, encourages guest use, modern but not overly high-end
* **Breakfast Area:** clean, bright, organized, improved seating and finishes
* **Market / Grab & Go Area:** clean, well-lit, and organized; easy to navigate; visually appealing and integrated with the lobby (not an afterthought); should encourage guest purchases
* **Rear Entrance:** simple, clean, and consistent with overall design

The primary focus should remain on the main lobby experience and entrance view.

**WHAT TO AVOID:**

* Overly dark or heavy designs
* Cold, all-gray interiors
* Unrealistic luxury concepts
* Changing structural layout
* Blocking or narrowing entrance flow

**DELIVERABLES REQUIRED:**

1. View from entrance (MOST IMPORTANT – must match provided photo angle)
2. View toward front desk (right side)
3. View toward seating area (left side)

All renders must reflect **accurate proportions and layout**.

* Floor plan (PDF)
* Real photos of lobby (including entrance view)

**IMPORTANT NOTE:**

This is a real-world renovation.
Designs that are **accurate, buildable, and aligned with the existing layout** will be strongly preferred over purely conceptual designs.
