KEY:
-Must know Agile methodology.
-Must have created a CMS portal - MUST provide examples and login to sample admin page.
(the CMS can be built on top of a recommended opensource CMS)

Here is a list of the scope of work for the project:

Global Administrator Roles/Permissions:
(There should be two levels of administrators: 1) Global Administrator (my company) and 2) subscribers can grant role based authority)
Add/Edit property listings
Select/Edit webpage – select from 4-8 static template formats that will serve as the main portal page
Add photo galleries (note: slideshow optional but not required)
Feature property listings
Advertise property listings on other real estate websites
Receive application online
Optional widget: credit check service
Ability to upload leases
Add/edit tenants – convert applicant data to tenant once application is accepted.
Schedule move in/move out dates (via event calendar)
Keep track of rental terms (begin and end dates, length of lease)
Receive rental payments online
View work orders/status of work orders to assure tenant issues are being managed in a timely manner
assign responsibility, includes property address, due date, status, age (days outstanding), notes, option to include/update tenant
includes inquiries from contact us page, interest in seeing a property, etc. – (categories can be added and edited)
Send invoices for security deposits
Payment set up: ability to update payment information
Communicate with Landlords and tenants
Notifications can be posted to the landlord or tenant site that can expire based on date
Starter template letters that self-populates with information from tenant/owner profile. can be created and sent by email or text or printed and mailed (i.e. Courtesy reminder: Jamie, your rent is 5 days past due…)
Vendor directory set up (option to share your vendors or keep private – optional…let’s discuss)
Basic accounting (widget?? let’s discuss)
Add simple expenses and/or work order/bills can be selected or self-populate from directory
Option to pay work orders, vendors, owners or tenants
Run reports (filtered)
Monthly, Year to date, Year end statements
Individual, All (Tenants, Properties, Owners)
Move out statement (balance outstanding, due)
Advertise Referral Programs for renters
Role based security: Control what data, report, viewing access for employees, managers, visitor, tenants, vendors
Auto responder for rental application would include:
Statement: “request for rental application received...”
“Click on the links below to download the required files to complete your rental application...”
Also list (under property listings and in auto responder) the application process requirements and time frame from receipt of all required files.
Download files would include: credit check application, rental application, request for pay stubs, request for photo copy of Drivers License.
Additional features:
Ability to view front/back end activity to help resolve technical issues (can see list of transactions)
Can automatically freeze access to use if payment is rejected or not made
Advertise Referral Programs for subscribers
Newsletter blog/SEO set up
