I need a spreadsheet designed to evaluate the following for single and multifamily housing projects.
Estimate a reasonable market revenue expectation for the project
Estimate stabilized expenses
Estimate a cost of building the project ie. Land, Hard Costs, Soft Costs - through information from the quantity surveyors cost summary **** This a cost per square foot to build, e.g. $110/sqf *****
Calculate your profit margin – ROI ( Allow me to put in sale price per unit)
Calculate the NPV and IRR of project
review CMHC rental market data, cap rates rental rates through brokerage firms and estimate a projects revenue versus the expense ratio is provided, come up with a NOI and value the project.
Soft costs – assume 15% for development projects
Parking requirements – commercial 1 stall per 500 sq ft – residential 1 stall per unit – or where you have found applicable city bylaw
Parking costs – surface $3000 per stall, above ground $10,000 perstall underground $25,000 per stall
Non recoverable 5%
Financing – 70% debt & 30% equity – cost of debt 5%
Construction time line – 8 months to 24 months depending on size and scale of your project – I decide what is reasonable
