Construction sells on proof more than on polish, and that should drive what these assets look like. A prospective client deciding whether to trust you with a build is looking for evidence you have done it before and finished it properly - so the strongest brochure is mostly photographs of completed work, with the design getting out of the way. Which makes one practical question more important than any layout choice: what site photography do you have? If it is phone snaps taken in bad light at handover, that caps the result more than any amount of design can lift. Where the pictures are weak I would tell you plainly and work around it - tighter crops, more considered layout, detail shots rather than wide views - rather than presenting something that quietly undersells the work. On the concept sketches: for upcoming builds the useful thing is usually not a beautiful render but something a client can understand and respond to before committing. Clear, readable, quick to revise. On the schedule shifting at short notice - I would rather set up templates for the recurring pieces, so a new site or a social graphic is a fast turnaround from an established system rather than a fresh design each time. That is what makes tight deadlines survivable. Design is mine; 3D and CAD are part of my stack too, which helps on the visualisation side.
