It is clear that one thing I am to do in this lifetime is to build a home. In 2017 I purchased a parcel of vacant land in a Southern California community where I intend to spend many years. In a plot twist, two other adjacent, estranged, and strangely shaped parcels came up for a tax auction within a month of closing on the first property. So, now I own three parcels of property (1.18ac) in a fine community. Soon after that, I selected and started working with an architect. He and his team are great and I have full confidence that they can lead the full scope of the project, but the owner tells me that I am his most involved client ever after scrapping his first draft of floor plans and site layout entirely. Having subsequently designed a full set of floor plans myself, I respect how much work went into his draft. It's clear I would have to do some more work up front to articulate very clearly what I want. Over the last year, I visited the property many times and contemplated the best views and ideas how to situate the buildings. Now I have a rough sketch of where the buildings could go and their general shape. The purpose of this project is for you to take my sketch, have a conversation with me to walk you through it, and then turn that into some rough floor plans that could be stretched a few feet in several directions and retain the general design principles. The idea is that I would then provide this to the architect who could formalize it even more fully to the standard he would use to make full plans (and solve any city code issues). The theory of this project is that a talented draftsperson will be far more cost effective than an architect to give my sketch a sense check and make it a little more formal.
This is an incredible set of three properties in a community that is special to me, and I wish to make this an incredible modern family complex and asset.
Tell me: (1) Why you are the best person for this job, (2) What else, beyond my sketch and a survey of the property, might I be able to provide you, (3) Your approach to keeping me apprised of your progress so that I can provide feedback as you go along (I do not want to receive a final product without first having had many conversations and observing draft work), and (4) an estimate of how many hours you think it will take you to complete this project.
Attached is the sketch and survey so you can get a sense of the total property.
