Serviced Accommodation Manager Contract

Job Description:
I am looking for someone to create me a contract for a serviced accommodation manager. I run my property as an Airbnb/[login to view URL] listing and I am looking for a 3rd party to take it over. I need a contract between myself and the 3rd party outlining all their requirements and obligations in return for a management fee in the form of a percentage of the revenue generated. this is not an employment contract, although the 3rd party taking over the property will be an individual and not a business.
Their tasks would include but not limited to:
Room changeovers (cleaning and bed linen change)
Cleaning of communal areas
Communicating with guests around arrival and check out times through the 3rd party booking apps
ensuring all new guests are welcomed to the property or appropriate access is given (lock box for keys outside the property)
Responding to guest inquiries before/during/after their stay both in person and through the 3rd party booking apps
General maintenance checks
Escalating major/minor issues with the maintenance of the property.
I would be responsible for the financial aspect of the booking apps, including setting the price, setting the availability and handling of the payments and banking details. at the end of each month I will notify of them of the booking revenue collected after fees and pay them a fixed percentage in return
