Remove the restrictions from an Excel workbook so its completely open for editing

I have a spreadsheet which is heavily restricted as to what can be accessed for editing.

The spreadsheet has validation rules which need to stay intact, such as when the spreadsheet hasn't been completely filled out the border states incomplete.

Dropdown menus should stay as they are, but I will need a look up sheet so I can change the drop down list to suit my needs.

I suspect the workbook also has a range of text and data hidden within the greyed out area which I would also like unlocked so I can see it.
