We need a real estate appraisal for a retail property, leased NNN.

We do not need a full comprehensive appraisal, as one might need for a loan, but rather a "narrative appraisal report in a summary format" as it is more to have an understanding of the current market value within a range for this property which was purchased about 4 years ago.

What would you charge for such an appraisal -- or rather what is the range of charges available depending upon the type of appraisal you could offer?
