We want to start a mortgage servicing business where we service loans for private investors. We have very few clients at the moment
We are already running a system in excel and using macros we have managed to automate most of the functions
We want to do a copy paste of the excel program into a web based program where it can
1. Payments can be received from home owners using all kinds of methods eg via a 7 Eleven, debit card, credit card, bank transfers, check deposits, Square, etc
2. Once payments are received, they are applied to the debt, first they go against county taxes owed, then insurance, then interest then principle
3. Any outstanding debt is then capitalised to the loan
4. We should be able to freeze interest payments if we want to help out like during covid-19, these are then added to the principle of the loan
5. Borrowers should be able to login into the system at any time to get access to their statements but also we would like them to be emailed their statements as an added feature
6. Investors or Lenders should also be able to login into the system to access their private records as well as access all accounting statements but they too should be emailed a copy of the statement.
7. We would need a few types of reports mainly accruals report, investor reports and borrowers reports to name a few
8. We would like lenders to be paid through the system after our fees have been deducted and the balance is remitted through the program directly to their bank accounts
9. Those lenders who dont have bank accounts, the funds go into one account which we will then transfer for them internationally
10. We would like 1098 (Mortgage reporting forms to the IRS) in that exact format - be ready for end of year reporting
11. We would want administrators and users access where users only have access to post certain fields like data entry fields. Administrators to have access only to confidential information like private details of investors and their bank accounts and remitting funds to lenders should only be allowed by an administrator
12. Fields available for extra details like insurance expiry, website details for county taxes and possibility to also upload insurance policies and tax documents online for both investor and borrower.
13. Ability for the program to have saved copies of all statements going back at least 7 years and then they can be archived by me
14. I would also like a copy of each statement emailed to me as the administrator so that I can keep track of what is going out
15 The investor and borrowers that we have like the format of these statements so we would like to keep a similar format
16, The program should be able to handle volumes if needed, in the 1000's if we grow our business to that stage and most things should be fully automated
17 Report available for servicing income should be there
18 Possibility of even paying county taxes if possible from the system?
Competition softwares are Mortgage Office but I dont like the way the reports look
