Using our DWG files, you should provide us with plans for the addition and renovation of our house. We love a light and bright house. In rendering, we would like to see flooring, wall and window covers, furniture, and lighting, frames to the glass, changing the colours (if needed), adding people, appliances with more detail to it and landscaping.
Render the house in different angles to look more lifelike and presentable and to maximize capturing sea views.
You must also create sections of the house at various levels both vertically and horizontally to expose the materials used. Also making a render of the section as a silhouette.
All descriptions are as if you are standing and facing the front of the house
The existing house is in two levels (ground floor and 1st floor).
The ground floor consists of only 3-car garage, bathroom, and cellar. 1st floor has Kitchen, family, dining, formal living, 3 bedrooms, and 3 bathrooms. Stairs are built in the middle giving access from 1st floor to ground floor.
Except for garage and cellar, rest of the house was built on compacted soil with retaining walls. So, most of the L shaped house will be considered as only one level.
This easily allows to building one floor up with decent ceiling heights for most of the house.
Setbacks: Per the current setback rules of 6 meters from the front boundary, we can actually build over 6 meters deep of building in full width of the existing building.
In the front:
With some digging and retaining, add new 3-car garage on the left-hand side (6.5 meters or deeper). Decommission septic and connected to a sewer line.
Next to the garage at that level to have a lobby with a lift serving all three levels and new stairs wrap around the lift from ground floor to the first floor and with access to new garage and apartment.
Not sure to keep the existing entrance with a ramp from the new garage or to remove it.
Self-contained 2-bed room granny flat: Existing 3 car garage (right side of the property) and addition up to front new setback line and convert the entire area as. The existing bathroom to be extended to the right side. The kitchen and the sitting areas are better to be in the front of the apartment to capture the sea views. Cellar to be updated
Open plan kitchen: To bring it over the new garage and convert a portion of the existing kitchen to the scullery.
Formal living & dining: Extend over the new front addition with wall of glass to capture views.
Master bedroom: to extend over the new ground level front addition (over the apartment) and create a sitting area, access to veranda and to formal living areas.
Redesign the master suite including walk in closets.
Small Bedroom: Small bedroom near the existing main entrance to be converted to the prayer room.
2nd Bathroom and another bedroom to be redesigned
Existing Stairs: re-design to extend the stairs to serve the new floor to be added.
Remove or redesign the existing bar, create a media nook, open up the entire family room to pool area with sliding/ folding doors, refurbish/ redesign outdoor kitchen
Laundry room: to be redesigned.
Decking around the pool extending all the way to right side boundary with little steps.
L shaped: 2nd Master bed and suite and additional bedrooms with bath, gym, kitchenette, relaxing room with multimedia, office room. Note that the front lift needs to come to this level.
Remaining area: Alfresco or walk out terrace.
