edit wordpress 'hotelbooking' template repost

I need someone to edit a wordpress theme that i will be using for my website.

I have two cottages that i rent out,and I want to use the 'hotelbooking' wordpress theme by 'templatic' for my website.

Currently the theme is installed with default settings on my website so you can have a look at it. www.tremblantescape.com.

Here is what i need done:

1. on the home page, where it says online booking, when you click the calendar icon a little calendar pops up and you can select your check in / check out dates. I need this calendar edited so it shows UNAVAILABLE dates in RED. Basically, for the dates that the cottage is already booked, I want those dates to be highlighted in red and not possible to select by the user.

2. I have two cottages, cottage A and cottage B. Only ONE cottage can be rented at a time. So on a certain date, either cottage A can be booked or Cottage B, but NOT BOTH AT THE SAME TIME. So I want the calendar to show that both cottages are unavailable when one of them is already booked on that date.

3. Also the home page, where it says 'select room type' I want this to be changed to 'select a cottage'. (the two options will be cottage A and cottage B)

5. I believe this is a part of the theme already, but finally the booking system must work with Paypal, and allow the user to pay a deposit or the full amount when booking his stay trough my website.
