SPA is now looking to diversify into property investment and development. The founder and CEO of SPA, having aquired a personal property portofolio of allmost 1M Pounds, is now looking to expand the company into this area on a bigger scale, taking advantage of low interest rates, lower house prises compared to 2007, and high level of demand for rental properties in London. As a result SPA is looking to raise a commercial loan of £250,000 from its bankers (Barclays Bank) over 25 years, with the CEO acting as a guarantor or security to the funds raised. The funds will be use to further purchase 3 properties of average 170,000K each on a 60% LTV mortgage (interest only), providing an intial rental income of £4000 monthly, which will be used to service both the mortgage loans and commercial loan. The Total amount of commercial loan to be used up in property invesntment will be £204,000, while the remainder of the funds (£46,000) will be used as the initial operating cost of running the business and looking for other developmental opportunites. The properties bought, will also act as additional security to the commercial loan. As a backdrop, SPA will require a very good freelancer with considerable experience writing business plans in the property sector and will also assist SPA in ensuring that our commercial loan, is successful.
