PSD to XHTML/CSS Validated 9 page Website

Hello, I am looking for someone to take my PSD design and turn it into: A pixel perfect, 100% Hand written table-less CSS based code, Web Standard, Clean W3C Validated XHTML / CSS, and Cross-Browser compatible. It would be nice if the XHTML and CSS code was commented for easy navigation. Certain images with non-web fonts should use the image-replacement method. The design that I need coded consists of a header with logo and navigation (with hover and active states), a main area for variable content, and a simple footer. I also need a borderless, windowless, css pop up that "dims" the background of the page from which it is launched to display video and some text with a close button (similar to the one found on [login to view URL]). I call this the Theater View. For the main area, the design and layout is different on each page. I've included a PDF with instructions for each page. Sounds like a lot, but each page is pretty similar. Unless there is a better way, I would like each HTML page to link to two css files. One to control the header and footer, and others to control the main content container. Navigation must use a non-web font, so image-replacement will probably be needed. For the theater view, I will be embedding VIMEO videos, which are HTML5 players. All in all, it's a basic PSD to XHTML/CSS convert, no special tricks. Obviously, all of the content I will implement, however, I would like the content in the current PSD text boxes to be implemented.
